Overview
Daniel (Dan) Martin focuses his practice on real estate investment and financing transactions, including joint ventures, construction, development, acquisitions, dispositions, loan originations, restructurings and workouts. His clients include major financial institutions and private equity funds, hedge funds, pension funds and other institutional investors.
While at law school, Dan served as the senior editor of the Michigan Journal of International Law. Since then he has co-authored publications in the New York Law Journal and in Commercial Leasing Law & Strategy.
Results
- Representation of an investment fund in providing first priority mortgage financing for the construction of a premier New York City tourist attraction with a construction budget in excess of $500 million, with junior priority mortgage and mezzanine financing in place
- Representation of a private equity fund in the acquisition and financing of a New England-based chain of privately owned hospitals, in a transaction valued at over $1 billion
- Representation of a pension fund in the acquisition and financing of a $170-million office building in Boston and an approximately $92-million apartment complex in Bothell, Washington (including joint venture negotiations, and property management and asset management negotiations with affiliated joint venture partners)
- Representation of a private equity fund in the acquisition, financing, and ultimate disposition of a landmarked Chicago hotel valued at approximately $100 million (including mezzanine loan foreclosure, bankruptcy and mortgage loan workout)
- Representation of a high-net-worth individual in the acquisition of an approximately $65-million development site in Manhattan, including the negotiation and structuring of a joint venture among several parties
- Representation of a nonprofit school in connection with the acquisition, financing and construction of a new facility in Manhattan, constructed by a well-known New York City-based real estate developer
- Representation of a real estate investment fund in the approximately $2-billion mortgage and mezzanine financing of a large hotel portfolio, with most assets located in Honolulu
- Representation of an investment fund in providing mezzanine financing for the construction of a luxury condominium building in Manhattan
- Representation of an investment fund in the acquisition of a media company that occupies over one hundred locations throughout the United States (including leased and owned properties) and its subsequent division into multiple companies
- Representation of a pension fund in the disposition of a $48.5-million office building in Portland, Oregon
- Representation of a real estate investment fund in the sale of interests in a large multi-family portfolio (based in Brooklyn and the Bronx) to its joint venture partner in a series of transactions valued at approximately $200 million
- Representation of a Japanese insurance company in the disposition of its interest in a San Francisco office building to its joint venture partner in a deal valued at approximately $140 million
- Representation of a private equity fund in the disposition of an approximately 400,000-square-foot office building in New Orleans
